What does it cost?
It’s free during our pilot. If we ever add paid plans, we’ll tell you well in advance, and nothing changes unless you choose one.
What kinds of reports work?
Standard home inspection reports in PDF form, up to 50 MB. Long, photo-heavy reports from the common inspection software all work. Scanned reports work too, as long as the text is readable.
How long does it take?
Usually a minute or two to read the report, then a few minutes for you to look it over and share.
Can I edit or remove findings?
No, and that’s on purpose. Buyers see everything the inspector reported, so the summary can always be trusted. You can add your own notes to any finding. If the AI got something wrong, use “Report a problem” and we’ll review and correct it.
How do I send it to my buyer?
Once you click “Share with buyer,” you’ll get a private link and buttons to send it by email or text from your own phone or email. You can stop sharing at any time.
Do I get paid when my buyer requests quotes?
No. We don’t pay agents or brokerages for referrals. You’ll see a note when your buyer asks for quotes, just so you’re in the loop.
For buyers
Does this replace my inspection report?
No. It’s a plain-English guide to it. The full report is still the official document, and every item in your summary links to the page it came from, so you can always check.
How accurate is it?
Summaries are written by AI from the inspector’s report and reviewed by your agent. AI can still make mistakes, so for anything important, open the original page (one tap) and talk with your inspector or a qualified pro.
Do I need an account?
No. Just open the link your agent sent. Keep it private, since anyone with the link can view the summary.
Are the repair quotes really free?
Yes. They’re free, with no obligation to hire anyone. Pros may pay us a referral fee, which is how we keep the service free, but it doesn’t change what you’re quoted.
Who will contact me, and will I get spam?
Only the pros quoting the items you picked, up to three per item, and us if we need to follow up. We never sell your details to marketing lists. You can reply STOP to any text. See our Privacy Policy for the details.
How do you choose the pros?
We look for well-reviewed local businesses that say they’re licensed and insured where required. You should still check licenses, insurance and references before you hire anyone.
Privacy & data
Who can see an inspection report?
Uploaded reports are stored privately. The agent who uploaded a report can see it, and buyers can see the summary and report pages through the link their agent shares.
Is my report used to train AI?
No. We don’t use reports to train AI models, and our AI provider doesn’t either under its commercial terms.
Can I have my information deleted?
Yes. Agents can delete reports at any time. For anything else, email info@propertymadeclear.com or use the contact page.
