Terms of Use

The short version: summaries are a helpful guide, not a replacement for the inspection report. Agents add notes but don’t change findings. Quote requests are free and carry no obligation, and the pros you’re matched with are independent businesses.

1. Agreeing to these terms

These Terms of Use are an agreement between you and Property Made Clear (“we,” “us,” “our”). They cover the website at propertymadeclear.com and everything on it, including agent accounts, shared buyer summaries and the free quote-request form (together, the “Service”).

By creating an account, opening a shared summary, or submitting a form, you agree to these terms and to our Privacy Policy. If you don’t agree, please don’t use the Service.

You must be at least 18 years old to use the Service.

2. An early, evolving service

Property Made Clear is in an early pilot. Features may change, be added or be removed, and the Service may sometimes be unavailable. We’ll try to give agents reasonable notice of big changes, but we can’t promise the Service will be uninterrupted or error-free.

3. What the Service does, and what it doesn’t

The Service uses artificial intelligence (AI) to read a home inspection report and write a plain-English summary of its findings, with a link back to the page in the original report where each finding came from.

Please read this part carefully. Summaries are educational and for convenience only.
  • A summary is not a home inspection and doesn’t replace the full inspection report. The original report always controls.
  • AI can make mistakes. It may leave something out, misread a finding, or rate its importance differently than the inspector or a contractor would.
  • Severity labels (High, Moderate, Low), condition ratings and timing suggestions are general guidance, not professional opinions about a specific home.
  • Nothing in the Service is legal, financial, engineering or real estate advice.

Buyers should read the full inspection report and talk with their inspector, agent and qualified professionals before making decisions about a home.

4. Agent accounts

If you create an account, you agree to:

  • Give accurate information, including your name and brokerage, which appear on summaries you share.
  • Keep your password private and tell us right away if you think someone else has used your account.
  • Upload only reports you have the right to use and share. That usually means a report prepared for your client, used with their permission, to help them understand their purchase.
  • Review a summary before sharing it, and use the “report a problem” tool when something the AI wrote looks wrong.
  • Share summary links only with your client and the people helping them with the purchase.

Agents can add notes to findings but can’t edit or hide them. This keeps summaries consistent with the inspector’s report. Notes are your own words, shown to your buyer with your name on them, and you’re responsible for them.

You’re responsible for everything that happens under your account. We may suspend or close accounts that break these terms or put others at risk.

6. Free repair quotes

From a summary, buyers can ask for free repair quotes. Here’s how that works and what it means:

  • We’re a referral service, not a contractor. We pass your request to independent, local service providers. We don’t perform, supervise or guarantee any work, price, timeline or result.
  • Free and no obligation. Requesting quotes is free to you. You never have to hire anyone, and any agreement you make is directly between you and the provider.
  • Who we refer you to. We aim to choose well-reviewed providers who say they are licensed and insured where the law requires it. We can’t guarantee any provider’s qualifications, so please check licenses, insurance and references yourself before hiring.
  • How we’re paid. Providers may pay us a fee for referrals or for work that comes from them. This is how we keep the Service free for buyers and agents. It doesn’t change the price you’re quoted.
  • Agents aren’t paid for referrals. We don’t pay agents or brokerages any part of referral fees.
  • Contact consent. When you submit the form and check the consent box, you agree that we and up to three providers per item may contact you by phone, text or email, as described on the form and in our Privacy Policy. Consent isn’t a condition of any purchase, and you can reply STOP to opt out of texts at any time.

7. Acceptable use

Please don’t:

  • Upload anything you don’t have the right to share, or anything unlawful, harmful or unrelated to a home purchase.
  • Submit false quote requests or someone else’s contact details.
  • Try to get into accounts, reports or data that aren’t yours, or interfere with the Service’s security.
  • Copy, scrape, resell or reverse engineer the Service, or use it to build a competing product.
  • Use the Service to mislead buyers about a home’s condition.

8. Your content and ours

You keep ownership of what you upload or write, such as inspection reports and notes. You give us permission to store, copy, process and display that content as needed to run the Service. That includes sending it to the service providers listed in our Privacy Policy, such as our AI provider, to create summaries.

We don’t sell inspection reports, and we don’t use them to train AI models. We may use anonymized, aggregated information, such as how many findings a typical report has, to improve the Service.

The Service itself, including its design, software, text, logo and the name “Property Made Clear,” belongs to us. These terms don’t give you any rights to it beyond using the Service as intended.

9. Fees

The Service is currently free for agents and buyers. If we introduce paid plans for agents, we’ll tell you in advance, and you won’t be charged unless you choose a paid plan.

10. Disclaimers

The Service is provided “as is” and “as available.” To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose and non-infringement. We don’t warrant that summaries are complete or correct, or that any service provider will meet your expectations.

11. Limits on our liability

To the fullest extent the law allows, Property Made Clear won’t be liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, data or opportunities. This includes decisions made about a property and work done by any service provider. Our total liability for any claim related to the Service is limited to the greater of the amount you paid us in the 12 months before the claim or US $100.

Some places don’t allow these limits, so some of them may not apply to you.

12. Your responsibility to us

If you break these terms or misuse the Service, for example by uploading a report you didn’t have the right to share, you agree to cover the reasonable costs, including legal fees, that we incur because of it.

13. Ending your use

You can stop using the Service and ask us to close your account at any time through our contact page or by emailing info@propertymadeclear.com. We may suspend or end access if you break these terms or if we stop offering the Service. Sections that by their nature should continue, such as disclaimers and limits on liability, will continue after your access ends.

14. Governing law

These terms are governed by the laws of the State of California, without regard to its conflict-of-law rules. Any dispute will be handled in the state or federal courts located in California, unless the law requires otherwise.

15. Changes to these terms

We may update these terms as the Service grows. We’ll change the date at the top of this page, and for significant changes we’ll let agents know by email or in the app. Using the Service after an update means you accept the new terms.
